Brad and Tami were both incredible throughout the entire process. They were very transparent, helpful, patient and led me through everything I needed. They were very responsive and quickly closed the loans despite my holding them up on a few things they needed from me. I would highly recommend them and plan on working with them again in the future.

I'm a broker and recently worked on a challenging file with AHL, and they got it done. Michael Moss and his underwriting manager, Jackie, and account manager Moniqua were responsive, fast and got the job done. We would not have been able to close without their expertise and ability to guide us to get this done! Highly recommend!

I had the pleasure of working with Anthony Jarvis and he was very involved from the get-go. Our first conversation felt like he understood exactly what my goal was and it was easy for me to continue to explore the process because of it. He was attentive and always available to chat about my project. The numbers also made sense in terms of interests vs points up-front. I would definitely be using them again for my dscr loan and future investments.

Jessica was the main reason for me continuing the loan process with AHL. I had several concerns throughout the process and she was able to "talk me off the ledge" on all occasions. Her reassurance and calm demeanor was greatly welcomed. We closed a loan from start to finish in 13 business days and this was mainly due to Jessica's diligence and her professional attitude. Anytime I had questions about anything her processor was sending me, I could reach out to her and she would respond within a few minutes to hours. For example, I emailed her one night at 11:45pm with some questions I had, thinking that she would receive the email the next day. She actually responded within about 5 mins and got me in contact with someone that could answer my questions. Her attention to detail and her ability to explain things in a logical manner was and is greatly appreciated. Thanks Jessica and I'm looking forward to working with you again in the near future on the next deal.

I had the pleasure of working with Jay and Barbie at AH, and I truly cannot say enough good things about them. From start to finish, they were professional, responsive, knowledgeable, and genuinely wonderful to work with. They made the entire process feel smooth and stress-free, and their communication was excellent every step of the way. Jay and Barbie both went above and beyond to make sure everything was handled properly and that everyone felt confident throughout the transaction. People like them are rare in this industry. They are an absolute asset to AH, and I would gladly work with them again. Highly recommend!

South Carolina Fix and Flip Loans: Empowering Profitable Renovations

South Carolina’s real estate market is a treasure trove for fix and flip investors, offering opportunities across thriving urban hubs, charming historic districts, and rapidly growing suburbs. Whether you’re restoring a historic home in Charleston, modernizing a family property in Greenville, or upgrading affordable housing in Columbia, South Carolina’s real estate market provides the perfect environment for flipping properties with significant returns. However, to succeed in this competitive market, investors need access to fast, flexible financing that supports their vision from purchase to resale.

At American Heritage Lending, we specialize in fix and flip loans tailored to the unique demands of South Carolina’s real estate market. With up to 95% Loan-to-Cost (LTC) and 75% Loan-to-After-Repair Value (LTARV), our loans are designed to provide the financial leverage and flexibility you need to maximize profits on every project. Our fast approvals ensure you can act decisively on the best opportunities, helping you turn undervalued properties into high-demand homes.

Why South Carolina is a Prime Market for Fix and Flip Investments

1. Rising Home Values Drive Profitability

South Carolina home values rose by 6.9% year-over-year in 2023, according to Zillow, with cities like Charleston, Greenville, and Columbia experiencing some of the strongest appreciation rates. This steady growth in property values provides fix and flip investors with a reliable market to acquire undervalued properties, renovate them, and sell for substantial profits. For example, Charleston’s historic charm and buyer demand make it a standout location for high-value flips, while Greenville’s growing suburbs offer affordable entry points with strong resale potential.

2. High Buyer Demand for Updated Homes

South Carolina’s steady population growth—adding over 89,000 new residents in 2023, according to the U.S. Census Bureau—is driving demand for move-in-ready homes. Buyers in competitive markets like Summerville and Mount Pleasant are seeking properties with modern upgrades, making fix and flip projects especially attractive to today’s homebuyers. Investors who deliver quality renovations in desirable neighborhoods are positioned to see quick sales and strong profit margins.

3. Profitable Entry Points Across the State

South Carolina offers a diverse range of opportunities for fix and flip investors, from affordable housing in Columbia to luxury properties along the Grand Strand. The state’s average gross profit per flip is $62,000, as reported by ATTOM Data Solutions, with hotspots like Greenville and Hilton Head yielding even higher returns for well-executed projects. Whether you’re targeting first-time buyers, families, or vacationers, South Carolina’s market diversity ensures there’s a niche for every investor.

4. Strong Market for Historic and Vacation Properties

South Carolina’s unique mix of historic charm and tourism appeal creates additional opportunities for investors. Restoring historic homes in Charleston’s downtown or flipping vacation properties in Myrtle Beach can attract premium buyers willing to pay top dollar for quality and character. For investors focused on niche markets, these properties offer exceptional profit potential.

Key Benefits of Fix and Flip Loans from American Heritage Lending

Our fix and flip loans are crafted to meet the specific needs of South Carolina investors, ensuring you have the resources to secure, renovate, and sell properties for maximum returns. Here’s how our loans can support your next project:

Fast Approvals to Act Quickly

South Carolina’s competitive market requires speed, and our fast approval process ensures you can close on properties quickly—often within days. This enables you to lock in high-potential deals in fast-moving markets like Charleston and Greenville before other buyers step in, giving you a critical edge in a crowded field.

Up to 95% Loan-to-Cost (LTC) Financing

Our loans provide up to 95% Loan-to-Cost, covering the majority of acquisition and renovation costs. This high leverage allows you to maximize your investment potential, freeing up your capital to focus on value-adding improvements that will drive resale value.

Up to 75% Loan-to-After-Repair Value (LTARV)

We offer financing based on up to 75% of the property’s projected after-repair value (ARV), ensuring you have the funds necessary to complete high-quality renovations. This LTARV-based structure enables you to target properties that can achieve significant resale premiums after upgrades.

Flexible Terms Tailored to Your Timeline

Every fix and flip project has unique requirements, and we offer loan terms ranging from 6 to 18 months to fit your timeline. Whether you’re completing a quick cosmetic flip in Summerville or a full-scale renovation in Columbia, our flexible terms provide the time you need to deliver a high-quality final product without rushing.

Interest-Only Payment Options for Better Cash Flow

Managing cash flow is crucial during renovations, which is why we offer interest-only payment options during the loan term. This allows you to keep monthly costs low while focusing on completing renovations and preparing the property for sale.

Expert Support and Local Market Knowledge

At American Heritage Lending, we understand South Carolina’s real estate landscape and the unique demands of its markets. Our experienced team is here to guide you through the financing process, ensuring you have the resources and insight to make informed decisions. From navigating local regulations to planning renovation budgets, we’re with you every step of the way.

Fix and Flip Loans in South Carolina: Frequently Asked Questions

What South Carolina flippers ask most about renovation financing, draws, and leverage for their next project.

How much of my fix and flip project can American Heritage Lending finance?

Our fix-and-flip loans reach up to 95% of loan-to-cost and can cover up to 100% of the renovation budget, with lending up to 75% of the after-repair value. That leverage lets flippers in Charleston, Columbia, and Greenville put less cash into each deal and keep reserves available for multiple projects running at once.

How does the renovation draw process work?

Rehab funds are released in draws as work is completed rather than all upfront. We use virtual draw inspections with fast turnarounds, so you are not waiting on an inspector to drive out to your Myrtle Beach or Spartanburg jobsite. Once a stage passes, funds are released quickly, keeping contractors paid and your timeline on schedule.

What are the loan terms and is the payment interest-only?

Fix-and-flip terms typically run 6 to 18 months, which fits the pace of most South Carolina renovations. Interest-only payment options are available during the rehab period, so you are not amortizing principal while the property is being improved. That keeps monthly carrying costs lower while you push a Greenville cosmetic flip or a fuller Charleston rehab toward resale.

Do I need an appraisal to close a flip loan?

No appraisal is required on loans under $750,000, which covers a large share of flip deals across the Midlands and Upstate. Skipping the appraisal removes a common bottleneck and helps us close faster. For higher-value projects, such as coastal properties near Hilton Head or downtown Charleston, valuation requirements can differ, and we will walk you through what applies.

How fast can you close so I can win the deal?

Typical closings run 7 to 14 days. In competitive South Carolina markets where in-migration keeps inventory tight, that speed lets you compete with cash buyers on auction and off-market properties. We offer same-day prequalification so you can make offers in Columbia or Rock Hill with confidence that your financing can keep pace with the contract.

Is there a prepayment penalty if I sell quickly?

There is no prepayment penalty on our fix-and-flip loans. If your Greenville renovation sells in four months instead of eight, you pay off the loan and move on without a penalty eating into your profit. That structure rewards efficient flippers and lets you recycle your capital into the next Grand Strand or Upstate project sooner.

What credit score do I need to flip with you?

We have a minimum FICO of 620, but it is not the primary factor and can go lower in certain situations. The property, its after-repair value, your renovation plan, and your exit strategy carry more weight. A strong deal in a proven Charleston or Columbia neighborhood can outweigh a middling score when we evaluate your file.

Are there point options that reduce my upfront cost?

Yes. We offer 0-point and deferred-point programs so you can manage how much you pay at closing versus later. For flippers watching cash flow on a tight Myrtle Beach rehab, deferring points can free up capital for materials and labor early in the project. We will explain which structure best fits your numbers and timeline.

Can first-time flippers qualify in South Carolina?

Experience helps, but new flippers can qualify when the deal is sound. We look at the property, a realistic budget, and a clear exit rather than requiring a long track record. Given steady demand around Greenville's BMW-driven Upstate economy and Columbia's university market, a well-chosen first project with conservative numbers can absolutely earn approval.

Does the property have to be a specific type?

We finance non-owner-occupied single-family homes, condos, townhouses, and multi-family properties held for business purposes, never a primary residence. Whether you are flipping a historic single-family home in Charleston, a townhouse near Fort Mill, or a small multi-family in Columbia, the property must be an investment. As a direct lender we fund these deals statewide with no hidden fees.
