Loan Scenario:

A seasoned investor approached American Heritage Lending to unlock equity from a rental property in Springfield, Virginia that had appreciated meaningfully since the original 2022 purchase. Rather than disturb the borrower’s existing financing picture with a conventional cash-out, we used a DSCR loan that qualifies on the property’s own rental income rather than the borrower’s personal tax returns. With the attached PUD appraised at $650,000 and a requested loan of $300,000, the deal came in at a conservative 46% loan-to-value and a qualifying DSCR of 1.063 on a 30-year term. That low leverage gave the borrower a sizable liquidity event while leaving ample equity cushion in the asset.
