Anthony Jarvis is epic. Tremendous help, always works with you to figure things out. I’ve worked with a ton of folks in RE lending and you always have to double check everything to make sure nothing is being pulled over you. Not the case with Anthony. Good person that listens and gets things done.

Jessica got our first deal with American Heritage Lending closed in Fremont, Ohio. It was not a clean one. The seller was an estate, and probate plus a Medicaid lien pushed closing back three times. The loan held through every extension. We asked for the full rehab budget, contingency included, to go into the construction reserve. It came back approved. For us that is the difference between running one project at a time and running two. Closed September 15. Rehab is underway. If you flip houses and care about structure and keeping your cash free, call Jessica.

Brad and Tami were both incredible throughout the entire process. They were very transparent, helpful, patient and led me through everything I needed. They were very responsive and quickly closed the loans despite my holding them up on a few things they needed from me. I would highly recommend them and plan on working with them again in the future.

Colorado Hard Money Loans for Real Estate Investors

Colorado is one of the most dynamic real estate markets in the country, offering a rare mix of urban energy, outdoor lifestyle, and strong economic fundamentals. For real estate investors, the Centennial State presents a wide range of opportunities—from fix and flip projects in Denver’s urban neighborhoods to vacation rentals in Aspen or Breckenridge, and build-to-rent developments in fast-growing suburbs along the Front Range.

At American Heritage Lending, we provide Colorado real estate investors with the capital they need to compete, scale, and succeed. Our private and hard money loan programs are designed to move as fast as the market demands, offering speed, flexibility, and underwriting that understands the nuances of investment-focused real estate. Whether you’re acquiring, renovating, building, or refinancing, we help you capitalize on opportunity with confidence.

Colorado’s Real Estate Market: Why Investors Are Paying Attention

Colorado continues to draw national attention from investors thanks to its population growth, job creation, and real estate appreciation across diverse markets. Cities like Denver, Boulder, and Colorado Springs have seen surging demand for housing from both renters and buyers, while towns like Fort Collins, Longmont, and Loveland are experiencing spillover growth that’s fueling new development and value-add investment opportunities.

Resort and lifestyle destinations across the Western Slope and mountain corridors also present high-yield opportunities for short-term rental investors. With Colorado’s outdoor recreation economy thriving and tourism rebounding, properties in areas like Vail, Steamboat Springs, and Telluride are seeing strong seasonal occupancy and rising nightly rates.

Here are five key statistics that show why Colorado remains a magnet for real estate investment:

  • Colorado’s population grew by over 1.2 million between 2010 and 2023, with the Front Range leading growth. (U.S. Census Bureau, 2023)

  • Home values rose 5.6% year-over-year statewide, with even higher appreciation in Boulder and Colorado Springs. (Zillow, 2023)

  • Denver ranks among the top 10 U.S. cities for fix and flip volume, with gross ROI of 47.6% on average. (ATTOM Data Solutions, 2023)

  • Colorado ranks #4 in short-term rental revenue per listing, thanks to its mountain tourism and active travel market. (AirDNA, 2023)

  • Investors accounted for 16% of Colorado’s home purchases in 2023, highlighting a strong appetite for cash-flow and appreciation. (CoreLogic, 2023)

Fix and Flip Loans in Colorado

Fix and flip investors across Colorado are finding success in both urban and suburban settings. In Denver, neighborhoods like Westwood, Barnum, and Montbello are undergoing rapid transformation. In Colorado Springs, opportunities abound in areas like Old Colorado City and Southeast Colorado Springs where updated homes are in high demand.

Our fix and flip loans are tailored to help you move fast, cover both purchase and renovation costs, and exit with a profitable resale.

Loan highlights include:

  • Up to 95% Loan-to-Cost (LTC) and up to 75% Loan-to-After Repair Value (LTARV)

  • Interest-only payments

  • 12 month loan terms

  • Fast closings—typically within 10 business days

  • No personal income verification required

  • No appraisals on loans under $750k

These loans are ideal for investors flipping single-family homes, duplexes, townhomes, and small multifamily properties across Colorado’s most competitive markets.

DSCR Loans for Colorado Rental Properties

As Colorado continues to attract new residents and workers, the demand for quality rental housing is only increasing. Our DSCR (Debt Service Coverage Ratio) loans allow investors to qualify based on the income potential of the property rather than their personal income—making it easier to grow a portfolio of cash-flowing properties without tax returns or employment verification.

Perfect for:

  • Long-term single-family rentals in cities like Fort Collins, Aurora, and Loveland

  • Short-term rentals in Breckenridge, Estes Park, or Glenwood Springs

  • Portfolio expansion for investors scaling beyond conventional lending limits

Loan benefits:

  • Qualification based on rental income (not borrower income)

  • No tax returns or W-2s required

  • Available for short-term and long-term rental properties

  • Refinance or cash-out options available

DSCR loans are particularly powerful in Colorado, where rental demand remains high, and cap rates are supported by strong property performance in both urban and recreational markets.

New Construction Loans in Colorado

With housing supply struggling to keep up with population growth, Colorado is a prime location for new construction development. Whether you’re building single-family homes in the Denver suburbs or developing build-to-rent properties in rapidly expanding corridors like Castle Rock, Erie, or Windsor, we offer construction loans that give you the capital and control to complete your projects on time.

Construction loan features include:

  • Up to 95% LTC financing

  • Flexible draw schedules and interest-only payments during the build

  • Virtual draw inspections to keep you on time and on budget
  • Options for single-close construction-to-permanent financing

  • Fast approvals and streamlined project oversight

In a state where land values and labor costs are rising, having efficient access to capital can be the difference between starting now or missing out on opportunity. We work with both experienced builders and real estate investors entering the construction space.

Bridge Loans for Fast-Paced Market Moves

Bridge financing is an essential tool for Colorado investors who need to act quickly—whether acquiring a property off-market, stabilizing before a refinance, or pulling equity out of an asset for reinvestment. With multiple offers and limited inventory being the norm in many Colorado markets, bridge loans allow you to move forward when timing is everything.

Ideal for:

  • Short-term acquisitions with delayed or nontraditional exits

  • Cash-out refinance for liquidity

  • Stabilization loans while repositioning a rental or flip

We offer low documentation requirements, interest-only options, and quick turnaround times that align with the pace of Colorado’s active market.

Colorado Hard Money Lending FAQs

Common questions Colorado real estate investors ask American Heritage Lending about asset-based financing across the Front Range and beyond.

What is hard money lending and how does it work in Colorado?

Hard money is asset-based financing underwritten on the property and its after-repair value rather than your personal income. For Colorado investors buying in competitive Denver metro or Colorado Springs auctions, that means faster decisions. American Heritage Lending is a direct lender, so we control underwriting and funding and can move quickly when a deal needs to close before the competition.

How fast can American Heritage Lending close a hard money loan?

Most hard money loans close in about five to ten business days, and bridge scenarios can move faster. We offer same-day prequalification and preliminary underwriting in roughly 24 to 48 hours. In tight markets like Fort Collins or Boulder, where inventory moves quickly, that speed helps investors present offers sellers take seriously and beat out slower conventional financing.

Is there a minimum credit score to borrow?

There is a minimum FICO of 620, but it is not the primary factor and can go lower in certain situations. We weigh the property, the after-repair value, your experience, and your exit strategy more heavily than the score alone. A strong Aurora flip with clear numbers can outweigh a borrower whose credit sits near that threshold.

What types of properties do you finance in Colorado?

We finance non-owner-occupied investment properties: single-family homes, condos, townhouses, and multi-family buildings. Whether you are acquiring a bungalow in Denver's older neighborhoods, a condo near Colorado Springs, or a small multi-family in Pueblo, we lend on the asset. These are business-purpose loans only and are never available for a home you intend to live in.

Can I use hard money for a primary residence?

No. American Heritage Lending makes business-purpose and investment loans only. Every loan we write is for a property held as an investment, not for a home the borrower will occupy. If you are a Colorado investor building a rental portfolio or flipping properties along the Front Range, hard money fits. For an owner-occupied purchase, you would need a different lender.

What loan programs does American Heritage Lending offer investors?

We offer fix and flip loans, ground-up construction financing, bridge loans, and long-term DSCR rental loans. That range lets a Colorado investor acquire and renovate a Denver property, build new inventory in a growing suburb like Castle Rock, then refinance into a rental loan without switching lenders. Explore our dedicated fix-and-flip and DSCR pages for program-specific details.

Do you charge hidden fees or points?

No. As a direct lender we are transparent about pricing, with no hidden fees. On many programs we offer zero-point and deferred-point options. We encourage every borrower to compare the all-in cost of a loan, meaning points plus fees, rather than a headline rate. Ask us for a written quote so you can measure our terms against any other Colorado lender.

How do you underwrite a deal if not on my income?

We underwrite on the asset. For a flip or construction project we look at purchase price, renovation budget, and the after-repair value. For a rental we look at the property's income. This asset-based approach suits self-employed Colorado investors and those with complex tax returns, since qualification rests on the deal rather than pay stubs or W-2s.

Why are Colorado markets attractive for investors right now?

Colorado has drawn steady population and job growth, with technology and outdoor-industry employers expanding across the Denver metro, Boulder, and Fort Collins. Mountain communities support strong short-term rental demand, and the Front Range continues to see long-run appreciation. Those dynamics create both flip opportunities and durable rental demand, which is why many investors keep their capital working here.

What does hard money typically cost in Colorado?

Rates depend on the loan type, leverage, the property, and your experience, so we don't quote a guaranteed number up front. A short-term flip prices differently than a long-term rental loan, and lower leverage generally prices better. The right way to evaluate cost is the all-in number, points and fees together. Request a quote and we will show you exactly what your Colorado deal looks like.

Do I need to have done deals before to qualify?

Experience helps and can improve your terms, but it is one factor among several. We also weigh the property, the after-repair value, and a credible exit strategy. First-time Colorado investors with a well-analyzed deal, a realistic budget, and a clear plan to sell or refinance can still qualify. Talk to us about how your background fits a specific project.
