Anthony Jarvis is epic. Tremendous help, always works with you to figure things out. I’ve worked with a ton of folks in RE lending and you always have to double check everything to make sure nothing is being pulled over you. Not the case with Anthony. Good person that listens and gets things done.

Jessica got our first deal with American Heritage Lending closed in Fremont, Ohio. It was not a clean one. The seller was an estate, and probate plus a Medicaid lien pushed closing back three times. The loan held through every extension. We asked for the full rehab budget, contingency included, to go into the construction reserve. It came back approved. For us that is the difference between running one project at a time and running two. Closed September 15. Rehab is underway. If you flip houses and care about structure and keeping your cash free, call Jessica.

New York Fix and Flip Loans: Unlocking Profitable Real Estate Investments

New York’s real estate market offers incredible opportunities for fix and flip investors, with a mix of high-demand urban properties, charming suburban homes, and affordable upstate options. Whether you’re renovating historic townhomes in Brooklyn, modernizing family homes in Long Island, or revitalizing undervalued properties in Buffalo, New York’s diverse market provides strong potential for significant profits. To succeed in this competitive market, investors need reliable financing that offers speed, flexibility, and expert support—this is where American Heritage Lending stands out.

Our fix and flip loans are designed to empower real estate investors with the resources needed to purchase properties, fund renovations, and resell for maximum returns. With competitive Loan-to-Cost (LTC) and Loan-to-After-Repair Value (LTARV) ratios, as well as fast approvals, our loans give you the edge in New York’s fast-moving real estate environment.

Why New York is a Top Market for Fix and Flip Investors

1. High Profit Margins in Key Markets

New York ranks among the top states for fix and flip profitability, with an average gross profit of $97,000 per flip, according to ATTOM Data Solutions. Urban centers like Harlem and Bushwick offer opportunities to revitalize historic homes, while suburban areas like Westchester County attract buyers seeking updated, move-in-ready properties. Upstate cities such as Rochester and Albany provide affordable entry points, allowing for significant returns on renovation investments.

2. Strong Buyer Demand for Updated Homes

With New York State adding over 120,000 new residents in 2023, according to the U.S. Census Bureau, buyer demand for modernized homes is at an all-time high. Neighborhoods in Brooklyn, Queens, and Long Island are particularly competitive, with buyers willing to pay premiums for properties featuring quality renovations. Suburban growth areas like Hudson Valley and revitalized upstate cities like Buffalo also present excellent opportunities for investors to meet demand with expertly flipped homes.

3. Rising Property Values Support Profit Potential

New York’s real estate market saw a 5.4% year-over-year increase in home values in 2023, with high appreciation in areas like Manhattan, Long Island, and The Catskills, according to Zillow. This steady rise in property values creates a reliable foundation for fix and flip projects, ensuring your renovated properties sell at premium prices.

4. Affordable Entry Points in Upstate Markets

For investors looking to maximize returns, New York’s upstate markets offer affordable properties ripe for renovation. Cities like Syracuse, Rochester, and Albany provide lower acquisition costs compared to NYC and its suburbs, while strong rental and resale demand ensures profitability for completed flips.

Features and Benefits of Our Fix and Flip Loans

At American Heritage Lending, our fix and flip loans are built to help New York investors navigate the challenges of competitive markets and deliver successful projects. Here’s how our loan solutions can give you the advantage:

Fast Approvals for Competitive Markets

In New York’s fast-moving real estate market, timing is everything. Our quick approval process ensures you can secure funding in as little as a few days, enabling you to close on properties before competing buyers. This speed is essential for high-demand areas like Brooklyn and Westchester County, where attractive properties sell quickly.

Up to 95% Loan-to-Cost (LTC) Financing

Our loans cover up to 95% of your project’s costs, including acquisition and renovation expenses. This high LTC ratio allows you to minimize upfront investment and focus your resources on delivering high-quality renovations that maximize the property’s resale value.

Up to 75% Loan-to-After-Repair Value (LTARV) Financing

We provide financing based on up to 75% of the property’s projected after-repair value (ARV). This structure gives you the financial confidence to undertake substantial renovations, knowing you’re backed by funding that reflects the property’s future market potential.

Flexible Terms for Your Unique Timeline

Fix and flip projects vary in scope, and we offer loan terms ranging from 6 to 18 months to accommodate your project timeline. Whether you’re completing quick upgrades on a suburban home in Long Island or executing a full-scale renovation in Harlem, our flexible terms provide the time you need to deliver exceptional results.

Interest-Only Payment Options

Renovation projects require cash flow, and our interest-only payment options help keep monthly expenses low during the renovation phase. This allows you to allocate more funds to construction and value-adding improvements, ensuring your property appeals to buyers and sells at a premium.

Top Markets for Fix and Flip Investments in New York

Brooklyn

Brooklyn remains one of the most profitable markets for fix and flip projects, with neighborhoods like Bushwick, Bed-Stuy, and Park Slope offering a mix of historic properties and strong buyer interest.

Hudson Valley

The Hudson Valley’s growing popularity among remote workers and families makes it an excellent market for both luxury flips and affordable family homes. Areas like Beacon and Kingston are particularly promising.

Long Island

From family-friendly suburbs like Huntington to high-end coastal properties in The Hamptons, Long Island offers diverse opportunities for fix and flip investors.

Albany

As the state capital, Albany provides affordable entry points and consistent buyer demand, particularly in neighborhoods near downtown and the University at Albany.

Buffalo

Buffalo’s affordability and revitalization make it an attractive market for investors targeting first-time buyers and families seeking modernized, move-in-ready homes.

New York Fix and Flip Loans: Frequently Asked Questions

What New York investors need to know about financing a rehab-and-resale project with American Heritage Lending.

What is a fix-and-flip loan?

A fix-and-flip loan is short-term financing to buy and renovate an investment property, then sell it for a profit. American Heritage Lending funds up to 95% of cost and 75% of after-repair value, and can cover up to 100% of your renovation budget. It suits New York's aging housing stock, from Buffalo Victorians to Queens two-families ready for a full rehab.

How much of the purchase and rehab will you finance?

We lend up to 95% loan-to-cost and can finance up to 100% of the renovation budget, capped at 75% of after-repair value. That structure lets you keep more cash in reserve while tackling a gut renovation on a Brooklyn brownstone or a dated Long Island ranch. Your exact leverage depends on experience, the property, and the strength of your comps.

How long are fix-and-flip loan terms?

Terms typically run 6 to 18 months with interest-only payments during the rehab, which keeps monthly costs down while you are not yet collecting income. That window fits most New York projects, whether you are flipping a single-family in Rochester or repositioning a multi-family in the Bronx. There is no prepayment penalty, so paying off early after a quick sale costs nothing extra.

How are renovation funds released?

Renovation money is released in draws as work is completed rather than all upfront. We use virtual draw inspections with fast turnarounds, so you are not waiting on an inspector to drive out to your Syracuse or Westchester jobsite. Once a stage passes, funds are reimbursed quickly, keeping contractors paid and your timeline on track through the project.

Do I need an appraisal for a fix-and-flip loan?

No appraisal is required on loans under $750,000. That covers a large share of upstate flips in Buffalo, Rochester, and Syracuse, where purchase prices are lower and speed matters. On higher-value downstate projects in Nassau, Suffolk, or Westchester that exceed that threshold, some valuation support may apply. Removing the appraisal step is one reason deals here close quickly.

How fast can a fix-and-flip loan close?

Most fix-and-flip loans close in 7 to 14 days. In auction-heavy and competitive New York markets, that pace lets you lock a property before another investor does. We offer same-day prequalification and preliminary underwriting within 24 to 48 hours, so you can make offers on Queens or Hudson Valley listings with confidence that your financing is ready.

What credit score do I need to flip a house?

There is a minimum FICO of 620, but it is not the primary driver and can go lower in certain situations. We weigh the property, its after-repair value, your renovation experience, and your exit more heavily. A disciplined budget on a well-located Bronx or Yonkers flip can matter more than a few points on your credit report.

Are there points or fees, and is there a prepayment penalty?

There is no prepayment penalty on our fix-and-flip loans, and we offer 0-point and deferred-point programs to fit different deals. As a direct lender, we have no hidden fees. Pricing varies by leverage, property, and experience, so compare the all-in cost, including points and fees, across lenders and ask us for a written quote before committing to a New York project.

Can first-time flippers qualify?

Yes, though experience does affect leverage and pricing. A first-time investor with a solid deal, a realistic rehab budget, and a clear exit can still get funded. Many new flippers start with lower-price-point homes upstate in Rochester or Syracuse, where the numbers are more forgiving, before scaling to pricier downstate projects on Long Island or in the boroughs.

What is ARV and how do you determine it?

ARV is the after-repair value, or what the home should sell for once renovations are finished. We base it on recent comparable sales of similar renovated properties nearby. In block-by-block New York markets like Bushwick, Astoria, and parts of the Bronx, accurate comps are essential, since values can shift sharply within a few streets. A credible ARV supports higher leverage.

What kinds of properties work best for flipping in New York?

New York's older housing stock creates steady opportunity: prewar brownstones and row houses in Brooklyn, two- and three-family homes in Queens, and single-families needing updates across Long Island and the Hudson Valley. Upstate, Buffalo and Rochester offer lower entry prices with room to add value. We finance non-owner-occupied single-family, condo, townhouse, and multi-family properties for these business-purpose projects.

What happens when the flip is finished?

When the renovation is done, you typically sell and repay the loan, or refinance into longer-term financing if you decide to hold and rent. Because there is no prepayment penalty, an early sale in a hot Westchester or Queens market costs you nothing extra. If you pivot to a rental, our DSCR program can take out the short-term loan.
