What is All Star

A different lane — and a more durable one.

Most training programs prepare you to compete for conventional homebuyers in a market that lives and dies by the rate cycle. The All Star Program trains you on the loans real estate investors need — a specialized niche that holds up when conventional lending doesn't, and that puts you behind projects which visibly improve the places people live.

  • More resistant to rate shocks. When rates spike, conventional purchase and refinance volume freezes. Investors keep buying, renovating, and refinancing because their decisions are driven by rents, cash flow, and equity — not the 30-year fixed.
  • You finance work that improves communities. Every loan you close is a vacant house brought back to life, an outdated property modernized, or new housing built in a market that needs supply. You can point at the results.
  • Learn to originate what investors actually use — DSCR rental, fix & flip, bridge, and ground-up construction — not commodity consumer mortgages.
  • Build a book with investors and brokers who close repeatedly, not one-and-done buyers.
  • Step into a proven system: a direct lender with its own capital, pricing engine, and marketing behind you.
A market that keeps movingBusiness-purpose lending is powered by investor fundamentals, so demand stays far steadier through rate cycles than the conventional purchase-and-refinance market.
Capital that rebuilds neighborhoodsThe projects you finance turn distressed and vacant properties into homes people actually live in, and add new housing where supply is short.

How It Works

Eight weeks from day one to panel certified

A structured, cohort-based program with a graded checkpoint every week — building from professional foundations to a live panel certification before you ever take a real client call.

PHASE 01Week 1

Professionalism & Setup

Before any product or sales content, get set up to operate credibly in a professional environment — communication norms, meeting and camera presence, time management, and getting your accounts and tools provisioned. Many trainees come in with no office experience, so nothing is assumed.

PHASE 02Weeks 2–3

Product Foundations

Learn the industry, the language, and the two core products cold: a deep dive on RTL (fix & flip and bridge), then DSCR — structure, borrower profiles, guidelines, and pricing. You finish able to look at a scenario and know if and how it qualifies.

PHASE 03Week 4

Systems Mastery

Get hands-on fluent in the CRM and loan origination systems you'll live in every day — working real RTL and DSCR scenarios end to end, from a lead coming in to a file set up correctly, so the tools become invisible instead of a distraction.

PHASE 04Week 5

Product Mastery, Process & Positioning

Move from knowing the guidelines to structuring a deal fast and talking about it fluently — the full loan lifecycle, what each department needs and when, why deals stall, and how AHL's value proposition stacks up against the competition.

PHASE 05Week 6

Sales Skills & Simulated Selling

Build the actual sales muscle — discovery, rapport, qualifying quickly, objection handling, and closing — with recorded mock calls, a cohort-built objection playbook, and a full end-to-end sales simulation from cold call to handoff.

PHASE 06Weeks 7–8

Mock Call Progression & Panel Certification

Work up through increasingly difficult mock calls, then earn your certification in a final mock call before a live panel of managers and senior loan officers — graded on product accuracy, structuring, objection handling, and composure. Graduate with 30/60/90-day targets and a seat on a team.

Life at AHL

You'll be trained by the people you sit next to.

All Star isn't a video course you watch alone. It's a small cohort inside a working sales floor, taught by the managers and originators who close this business every day — so the person coaching your mock call is the same person you'll walk over to when a real deal gets complicated.

  • A team that wants you to make it. Trainees get real attention, not a seat in the back of a lecture hall.
  • A competitive floor with a scoreboard — and people who celebrate when you hit it.
  • Two decades of investor lending experience, handed down deliberately instead of learned the hard way.

From AHL Leadership

Why we built All Star

The best originators aren't born knowing this business — they're trained. We're not looking for people who already know mortgages; we're looking for people worth investing eight weeks in. Bring the drive and the coachability, and we'll hand you the product knowledge, the systems, and a manager who actually wants you to win.

Questions

All Star, answered

Do I need lending experience to apply?
No. The All Star Program is built for people with little or no mortgage background. We hire for attitude and ability, then teach you the industry, the products, and the craft from the ground up.
Do I need a license, and do you help with it?
Licensing preparation is part of the program. We guide you through the process step by step during training, so you do not have to figure it out on your own before you start.
How long is the program?
The structured academy runs eight weeks across six phases: professional setup, product foundations, systems mastery, process and positioning, sales skills, and a final panel certification. There is a graded checkpoint every week, plus ongoing coaching once you graduate.
How big are the cohorts, and how is it structured?
Cohorts are intentionally small, just 3 to 6 trainees, so you get real attention. Each day mixes live teaching, hands-on practice, and a debrief, and every week ends with a graded checkpoint so you always know where you stand.
What is the panel certification?
Before anyone takes a live client call, you run a final mock call in front of a panel of AHL managers and senior loan officers. You are graded on product accuracy, deal structuring, objection handling, professionalism, and composure. It is the moment you prove you are ready, and it mirrors the pressure of the real thing.
Is it paid?
Yes. You are paid hourly throughout the academy. Once you graduate and begin originating, you move to a competitive commission structure with full benefits.
What will I actually be selling?
Investment property financing: DSCR rental loans, fix and flip loans, bridge loans, and ground-up construction. Your clients are real estate investors and the brokers who serve them, which means repeat borrowers rather than one-time homebuyers.
Why investment property lending instead of conventional mortgages?
Investor lending is far more resistant to rate shocks. When rates spike, conventional purchase and refinance volume freezes, but investors keep buying, renovating, and refinancing because their decisions are driven by rents, cash flow, and equity rather than the 30-year fixed rate. You are also financing work that improves communities, from vacant homes brought back to life to new housing in markets that need supply.
Where is the program based?
The program is based at our office in Irvine, California, so you learn shoulder to shoulder with our originators, mentors, and sales leaders.
What does the career path look like?
You start as an All Star trainee, move into an investment property loan officer role with your own pipeline, and can grow into senior originator and sales management. Advancement is one of our seven pillars for a reason: the ladder is built in, and most of our sales leaders started as originators.
How do I apply?
Use the Apply Now button on this page to open the application form, or reach out at allstars@ahlend.com if you would like to ask questions first. If you are a fit, a member of our team will contact you to walk through next steps and upcoming cohort dates.
