Jessica got our first deal with American Heritage Lending closed in Fremont, Ohio. It was not a clean one. The seller was an estate, and probate plus a Medicaid lien pushed closing back three times. The loan held through every extension. We asked for the full rehab budget, contingency included, to go into the construction reserve. It came back approved. For us that is the difference between running one project at a time and running two. Closed September 15. Rehab is underway. If you flip houses and care about structure and keeping your cash free, call Jessica.

Brad and Tami were both incredible throughout the entire process. They were very transparent, helpful, patient and led me through everything I needed. They were very responsive and quickly closed the loans despite my holding them up on a few things they needed from me. I would highly recommend them and plan on working with them again in the future.

Mississippi Hard Money Lenders

American Heritage Lending is a direct private lender serving real estate investors across Mississippi, from the capitol and medical corridors of Jackson to the casino coast of Gulfport and Biloxi, the university markets of Oxford and Hattiesburg, and the fast-growing DeSoto County suburbs inside the Memphis metro. As an asset-based lender, we underwrite on the property and its after-repair value rather than tax returns and pay stubs, which lets active investors move quickly on Mississippi’s low entry prices. Our loans are strictly business-purpose financing for non-owner-occupied property, never primary residences. Mississippi’s affordable acquisition costs and strong rent-to-price ratios reward both the flipper and the buy-and-hold landlord, and we finance the full range: fix and flip, ground-up construction, bridge, and long-term DSCR rentals. Prequalification is same-day, preliminary underwriting lands in 24 to 48 hours, and most hard money purchases close in five to ten business days, with bridge requests often faster. There are no hidden fees, and because pricing varies with the deal, we encourage every borrower to compare the all-in cost of capital before choosing a lender.

Why Mississippi Rewards Asset-Based Lending

Mississippi offers investors a combination that is increasingly rare: some of the lowest home prices in the country paired with steady rental demand and healthy flip volume. When acquisition costs are low, the spread between what you pay to buy and renovate a property and what it resells or rents for can be wide, and that spread is exactly what an asset-based lender is built to finance. A conventional mortgage underwrites the borrower’s income; a hard money loan underwrites the property and the plan. In markets like Jackson’s older core or an affordable Hattiesburg neighborhood, a well-bought house with a clear renovation scope can carry a deal that a bank would never approve on paper.

Our Mississippi borrowers use us for fix and flip loans, ground-up construction, bridge financing, and long-term rental holds through our DSCR program. You can review the complete menu on our loan programs overview, but the approach is consistent: we structure around the asset and the exit, then close fast. If you are new to private lending, our team can explain how draws, timelines, and payoffs actually work before you commit to a deal.

The Mississippi Markets We Lend In

Jackson and the Capital Region

Jackson is the state’s largest metro and its most affordable major market, anchored by state government, a large medical and hospital sector, and higher education. That employment base supports consistent rental demand across the city and its suburbs in Rankin and Madison counties. Low acquisition prices make Jackson a strong market for cash-flow-focused investors, and the mix of dated but sound housing stock keeps a steady pipeline of renovation opportunities for flippers and buy-and-hold operators alike.

The Gulf Coast: Gulfport, Biloxi, and Ocean Springs

Mississippi’s coast runs on casinos, tourism, the shipbuilding and defense economy, and a growing base of coastal rentals. Gulfport and Biloxi drive gaming and hospitality employment, while Ocean Springs draws buyers with its arts scene and walkable downtown. Demand for both long-term and vacation rentals is real here, but the coast comes with a critical underwriting caveat: property insurance and windstorm coverage can materially change a pro forma. Factor realistic premiums, wind zones, and elevation into every deal along the shoreline.

Hattiesburg

Hattiesburg blends the University of Southern Mississippi, a regional hospital system, and its position as a retail and medical hub for south Mississippi. The university creates a reliable student-rental base, and the broader employment mix supports workforce housing. Affordable prices and steady demand make Hattiesburg a natural fit for both value-add flips and long-term rental holds.

Oxford

Oxford is one of the strongest student-rental markets in the state, home to the University of Mississippi. Ole Miss drives persistent demand for housing near campus, and game-day culture supports a premium on well-located rentals. Oxford tends to carry higher price points than the rest of Mississippi, but the depth and reliability of student demand rewards investors who buy close to campus and renovate to a rent-ready standard.

DeSoto County: Southaven and Olive Branch

The DeSoto County suburbs of Southaven and Olive Branch sit inside the Memphis metropolitan area and have been among the fastest-growing communities in Mississippi. Proximity to Memphis employment, logistics and distribution jobs, good schools, and relative affordability drive steady in-migration. This is prime buy-and-hold territory, with strong tenant demand for single-family rentals and active new-construction and renovation activity as the suburbs expand.

Loan Programs for Mississippi Investors

  • Fix and Flip: up to 95% of cost, financing up to 100% of the renovation budget, and up to 75% of the after-repair value. Terms run 6 to 18 months with interest-only options, no prepayment penalty, and 0-point and deferred-point structures. Loans under $750,000 require no appraisal, and virtual draw inspections keep projects moving.
  • Ground-Up Construction: up to 95% loan-to-cost and 75% of ARV with flexible draw schedules, well suited to the expanding DeSoto County and coastal suburbs.
  • Bridge Loans: fast, short-term capital to acquire, reposition, or hold while you arrange a permanent exit. Learn more about our bridge financing.
  • DSCR Rental Loans: long-term financing that qualifies on the property’s rent rather than your personal income, with 30-year fixed and 40-year fixed, and a 10-year interest-only period on the 40-year program.

How Credit and Underwriting Work

Because we lend against the asset, the property and its exit drive the decision. There is a 620 minimum FICO, but it is not the primary factor, and in the right situation the threshold can flex lower. We weigh the quality of the deal, your experience, and the strength of the renovation or rental plan more heavily than a single credit number. That approach is what lets a disciplined investor with a strong project win in competitive Mississippi submarkets, where certainty of close and speed often matter more to a seller than a perfect borrower profile.

Underwrite Gulf Coast Insurance Honestly

Mississippi’s low prices produce attractive returns, but the coastal reality is that property insurance and windstorm coverage can reshape a pro forma. From Gulfport to Biloxi to Ocean Springs, factor realistic premiums, wind-pool exposure, flood zones, and elevation into every underwriting model before you buy. The investors who consistently profit on the coast are the ones who price these carrying costs into the deal from the start, not after closing. Inland markets like Jackson, Hattiesburg, Oxford, and DeSoto County carry far lighter insurance loads, which is part of why they pencil so reliably for buy-and-hold strategies.

Comparing the All-In Cost of Capital

Pricing on private loans varies with the deal, the leverage, and the program, so we never quote a guaranteed rate. What we do encourage is a disciplined comparison of the total cost of capital rather than a single headline number. Points, interest, term length, prepayment terms, draw structure, and speed of close all feed into what a loan actually costs over the life of a project. A slightly higher rate on a loan that funds in a week and carries no prepayment penalty can easily beat a cheaper-looking loan that takes a month to close and locks you in. On a fix and flip in particular, our 0-point and deferred-point options and the absence of a prepayment penalty change the real math in the investor’s favor. Run the full comparison before you choose, and weigh certainty of close alongside cost.

What Drives the Mississippi Investor Economy

Understanding demand is the first step in underwriting any exit. Mississippi’s investor economy rests on several durable pillars. State government, medical systems, and universities anchor Jackson, Hattiesburg, and Oxford with stable payrolls that support home values and rents. The Gulf Coast runs on gaming, tourism, shipbuilding, and a significant defense and aerospace presence. Logistics and distribution employment radiating out of the Memphis metro fuels the DeSoto County suburbs. And the University of Southern Mississippi and the University of Mississippi generate reliable student-housing demand year after year. When you buy into these drivers rather than against them, your exit gets easier, whether that exit is a resale to an owner-occupant or a long-term tenant paying rent.

How the Loan Process Works

Working with a direct lender should be predictable. It begins with a same-day prequalification, where we review the basics of the deal and your plan. From there, preliminary underwriting lands within 24 to 48 hours and confirms leverage, structure, and the conditions to close. Once title and insurance come together, most hard money purchases fund in five to ten business days, and a clean bridge request can move faster. Throughout the process you work with people who can actually make decisions, because we control our own capital rather than routing files through an outside investor or committee.

That control is what makes speed reliable rather than aspirational. In competitive Mississippi submarkets, and especially in the fast-moving DeSoto County suburbs, the ability to perform on a short timeline is often worth more to a seller than the last few thousand dollars of price. It is one of the main reasons experienced investors keep a private lender on their team.

Matching the Program to the Strategy

Different Mississippi strategies call for different capital. A short-hold flip in an affordable Jackson neighborhood wants fix and flip leverage sized to after-repair value. A builder adding infill homes in a growing Olive Branch subdivision wants construction financing with a flexible draw schedule. An investor who needs to move fast on a distressed coastal purchase before the renovation scope is finalized may open with a bridge loan and refinance later. And an operator assembling a portfolio of stabilized rentals near Ole Miss or Southern Miss wants long-term DSCR financing that qualifies on rent. We keep all of these under one roof so you can move from one stage to the next without changing lenders.

Close Quickly With a Direct Mississippi Lender

American Heritage Lending controls its own capital and credit decisions, so you are not waiting on a committee. Prequalification is same-day, preliminary underwriting lands in 24 to 48 hours, and most hard money purchases close in five to ten business days. When you are ready to hold a finished property for cash flow, moving into a DSCR loan for rental properties is a natural next step. Start a conversation with our team and we will structure financing around your Mississippi strategy.

Mississippi Hard Money Loan FAQ

Common questions from Mississippi real estate investors about hard money, bridge, and private lending with American Heritage Lending.

What is a hard money loan and how does it differ from a bank loan?

A hard money loan is asset-based financing secured by the investment property itself. Rather than underwriting your tax returns and debt-to-income ratio, we underwrite the property's value and its after-repair value. That lets us close in days rather than weeks, which is why active Mississippi investors use hard money to compete for time-sensitive deals a traditional bank cannot fund quickly.

How quickly can American Heritage Lending close in Mississippi?

Prequalification is same-day and preliminary underwriting typically lands within 24 to 48 hours. Most hard money purchases close in five to ten business days, and bridge requests can move faster when title and insurance are in order. Your timeline depends largely on how quickly you provide documents and how clean the title work turns out to be.

Why is Mississippi a good market for investors?

Mississippi offers some of the lowest home prices in the country alongside steady rental demand, which produces strong rent-to-price ratios for buy-and-hold investors and healthy spreads for flippers. Markets like Jackson, Hattiesburg, and the DeSoto County suburbs pencil well because low acquisition costs leave room for both renovation budgets and profit, and inland insurance costs stay manageable.

Is there a minimum credit score?

There is a 620 minimum FICO, but it is not the primary factor in our decision, and it can go lower in certain situations. We weigh the strength of the property, your experience, and the exit plan heavily. A strong deal with a clear renovation or rental strategy can carry a borrower whose credit is not perfect.

What types of property do you finance?

We lend on non-owner-occupied residential investment property, including single-family homes, condos, townhouses, and multi-family buildings. All of our loans are business-purpose financing for investment use. We do not finance primary residences under any of our programs, on the coast or anywhere else in the state.

How much down payment or equity do I need?

On fix and flip loans we finance up to 95% of cost and up to 100% of the renovation budget, capped by 75% of the after-repair value, so your cash in the deal depends on how the numbers work against ARV. Bridge and DSCR structures carry their own leverage limits. We size every loan to the specific property and exit.

Do you charge points or prepayment penalties?

Our fix and flip program includes 0-point and deferred-point options, and there is no prepayment penalty, so paying off early after a fast flip does not cost you extra. Pricing varies by deal and program, and we encourage every borrower to compare the all-in cost of capital rather than focusing on any single number.

Which Mississippi markets do you lend in?

We finance investors statewide, with active lending across Jackson and its Rankin and Madison county suburbs, the Gulf Coast in Gulfport, Biloxi, and Ocean Springs, Hattiesburg, Oxford, and the DeSoto County suburbs of Southaven and Olive Branch. Whether you are renovating, building, or holding rentals, we can structure financing for your submarket.

Can I finance ground-up construction?

Yes. Our construction program funds up to 95% of cost and 75% of after-repair value with flexible draw schedules for builders and developers. It works especially well in the growing DeSoto County suburbs and in expanding coastal communities, where new construction competes with renovated existing stock for buyers and tenants.

How should I think about insurance on the Gulf Coast?

Underwrite it conservatively. Property insurance and windstorm coverage can meaningfully affect returns in Gulfport, Biloxi, and Ocean Springs, so build realistic premiums, wind-pool exposure, flood zones, and elevation into your model before you buy. Inland markets like Jackson and DeSoto County carry much lighter insurance loads, which is part of their appeal for cash-flow investors.

Do you work with first-time investors?

We do. Experience helps, but a well-structured deal with a realistic budget and a clear exit can still qualify. We will walk through draws, timelines, and payoff strategy so a newer investor understands the mechanics before closing. Our goal is to fund deals that succeed, which is why we take the time to explain how private lending works.

What is the difference between a bridge loan and a fix and flip loan?

A bridge loan is short-term capital to acquire, reposition, or hold a property while you arrange a permanent exit, and it does not require a renovation scope. A fix and flip loan is built specifically around a rehab budget and after-repair value. Many Mississippi investors use bridge financing to win a deal, then refinance into a flip or DSCR loan.
