Brad and Tami were both incredible throughout the entire process. They were very transparent, helpful, patient and led me through everything I needed. They were very responsive and quickly closed the loans despite my holding them up on a few things they needed from me. I would highly recommend them and plan on working with them again in the future.

I'm a broker and recently worked on a challenging file with AHL, and they got it done. Michael Moss and his underwriting manager, Jackie, and account manager Moniqua were responsive, fast and got the job done. We would not have been able to close without their expertise and ability to guide us to get this done! Highly recommend!

I had the pleasure of working with Anthony Jarvis and he was very involved from the get-go. Our first conversation felt like he understood exactly what my goal was and it was easy for me to continue to explore the process because of it. He was attentive and always available to chat about my project. The numbers also made sense in terms of interests vs points up-front. I would definitely be using them again for my dscr loan and future investments.

Jessica was the main reason for me continuing the loan process with AHL. I had several concerns throughout the process and she was able to "talk me off the ledge" on all occasions. Her reassurance and calm demeanor was greatly welcomed. We closed a loan from start to finish in 13 business days and this was mainly due to Jessica's diligence and her professional attitude. Anytime I had questions about anything her processor was sending me, I could reach out to her and she would respond within a few minutes to hours. For example, I emailed her one night at 11:45pm with some questions I had, thinking that she would receive the email the next day. She actually responded within about 5 mins and got me in contact with someone that could answer my questions. Her attention to detail and her ability to explain things in a logical manner was and is greatly appreciated. Thanks Jessica and I'm looking forward to working with you again in the near future on the next deal.

I had the pleasure of working with Jay and Barbie at AH, and I truly cannot say enough good things about them. From start to finish, they were professional, responsive, knowledgeable, and genuinely wonderful to work with. They made the entire process feel smooth and stress-free, and their communication was excellent every step of the way. Jay and Barbie both went above and beyond to make sure everything was handled properly and that everyone felt confident throughout the transaction. People like them are rare in this industry. They are an absolute asset to AH, and I would gladly work with them again. Highly recommend!

South Carolina Real Estate Investment: Financing Solutions for a Thriving Market

South Carolina’s real estate market offers a dynamic blend of urban growth, coastal charm, and suburban expansion, making it a top destination for real estate investors. With steady population growth, rising property values, and strong rental demand, South Carolina presents opportunities across cities like Charleston and Greenville, tourist hubs such as Myrtle Beach, and fast-developing suburbs. Whether you’re focused on short-term flips, building a rental portfolio, or developing new properties, South Carolina’s diverse market can accommodate a wide range of investment strategies.

At American Heritage Lending, we provide customized financing options for South Carolina investors, including fix and flip loans, DSCR loans, new construction financing, and bridge loans. Our loan products are designed to provide fast approvals, flexible terms, and expert support, empowering you to act quickly in this competitive market and achieve your investment goals.

Why South Carolina is a Prime Market for Real Estate Investors

1. Steady Home Price Appreciation

South Carolina home values are steadily climbing, with a 6.9% year-over-year increase reported in 2023 by Zillow. Cities like Charleston and Greenville lead the way, driven by strong demand from new residents and limited housing inventory. This consistent appreciation makes South Carolina an ideal state for investors who want to capitalize on both short-term flips and long-term equity growth.

2. Growing Rental Demand

Rental demand in South Carolina is on the rise, particularly in cities like Charleston, where rental rates increased by 7.5% year-over-year in 2023, according to Apartment List. This demand is fueled by population growth, the influx of young professionals, and tourists seeking vacation rentals. For buy-and-hold investors, South Carolina’s rental market offers excellent opportunities for generating consistent cash flow, particularly in urban hubs and tourist-heavy areas like Myrtle Beach.

3. Expanding Population Driving Housing Needs

South Carolina continues to attract new residents, with over 89,000 people relocating to the state in 2023, according to the U.S. Census Bureau. This growth is driven by the state’s affordable cost of living, robust job market, and high quality of life. With this steady influx of new residents, demand for housing—both rentals and homes for purchase—continues to rise, creating opportunities for real estate investors across the state.

4. High Profit Potential for Fix and Flip Investments

South Carolina’s fix and flip market is highly lucrative, with the average gross profit per flip reaching $62,000, as reported by ATTOM Data Solutions in 2023. Cities like Columbia and Greenville offer affordable entry points, allowing investors to purchase undervalued properties, renovate them, and sell for a significant return. With strong buyer interest in updated, move-in-ready homes, South Carolina remains a profitable market for fix and flip investors.

5. Tourism Boosting Short-Term Rental Opportunities

South Carolina’s thriving tourism industry makes it an excellent market for short-term rental investments. Coastal destinations like Hilton Head Island and Myrtle Beach see millions of visitors annually, driving demand for vacation properties with high occupancy rates. For investors focused on short-term rentals, South Carolina offers a consistent stream of income and the potential for strong seasonal returns.

South Carolina Hard Money Loans: Frequently Asked Questions

Answers for real estate investors weighing asset-based financing across South Carolina's coastal, Midlands, and Upstate markets.

What is a hard money loan and how does it work in South Carolina?

A hard money loan is short-term, asset-based financing secured by the investment property itself. American Heritage Lending underwrites primarily on the property and its after-repair value rather than your personal income. That structure suits fast-moving deals in markets like Charleston, Greenville, and Columbia, where investors often need to compete with cash and close before a conventional lender could finish processing.

How quickly can American Heritage Lending close a hard money loan?

Most hard money loans close in about 5 to 10 business days, and bridge scenarios can move faster when the file is clean. We offer same-day prequalification and preliminary underwriting in roughly 24 to 48 hours. For investors chasing auction properties around Columbia or off-market deals in the Upstate, that speed is often the difference between winning and losing a contract.

Do you lend across the whole state, from the coast to the Upstate?

Yes. As a direct lender we fund business-purpose loans throughout South Carolina, including the Charleston tri-county area, Myrtle Beach and the Grand Strand, Hilton Head, Greenville and Spartanburg in the Upstate, and Rock Hill investors working the Charlotte spillover market. Statewide in-migration and job growth keep demand strong, and we tailor terms to each local submarket.

Is there a minimum credit score for hard money financing?

There is a minimum FICO of 620, but it is not the primary factor and can go lower in certain situations. We weigh the property, its after-repair value, your investing experience, and a clear exit strategy more heavily than a score. An investor with a solid deal in Greenville or Charleston can often qualify even if credit is not perfect.

What kinds of properties can I finance with hard money?

We finance non-owner-occupied residential investment properties: single-family homes, condos, townhouses, and multi-family buildings. These loans are strictly for business purposes, never for a home you intend to live in. Whether you are buying a Charleston bungalow to rehab or a small multi-family in Columbia near the university, the property must be held as an investment.

Why do South Carolina investors choose hard money over a bank?

Banks underwrite you; hard money underwrites the asset. That matters when in-migration and coastal demand create competitive bidding in places like Mount Pleasant or the Grand Strand. Asset-based approval means self-employed investors, buyers with complex tax returns, and those juggling multiple projects can move quickly without the income documentation and long timelines a traditional mortgage requires.

How much of the deal will you fund?

Leverage depends on the loan type and property, but our rehab programs go up to 95% of loan-to-cost and 75% of after-repair value, with construction financing structured similarly. Bringing less cash to each deal lets investors keep capital in reserve and take on more projects across markets like Spartanburg, Rock Hill, and North Charleston at the same time.

Are there prepayment penalties on your short-term loans?

Our fix-and-flip and bridge products carry no prepayment penalty, so you can pay off early once you sell or refinance without extra cost. For an investor flipping a property near Hilton Head or refinancing a stabilized rental in Columbia into long-term financing, that flexibility protects your margin and lets you recycle capital into the next opportunity faster.

How are your rates and costs determined?

Rates depend on the loan type, leverage, the property, and your experience, so we don't quote a guaranteed number up front. We encourage investors to compare the all-in cost, including points and fees, rather than a headline number. As a direct lender with no hidden fees, we can give you a clear quote once we understand your Charleston or Upstate deal specifics.

Can newer investors get approved, or only seasoned ones?

Both. Experience strengthens a file, but it is one factor among several. A first-time flipper in Greenville with a realistic budget, a sound exit, and a property that pencils can qualify. We look at the whole picture rather than a track record alone, which opens the door for newer investors entering active South Carolina markets like Myrtle Beach and Columbia.

What documents do I need to get started?

Because we lend on the asset, we ask for far less than a bank. Expect to share the purchase contract, your renovation or business plan, an estimate of the after-repair value, and basic entity and background information. There is no personal income verification for approval. This lean process is why investors across the Palmetto State can prequalify the same day and move quickly.
